Oh, and as for boom/bust- those are more pronounced in inland CA, AZ, NV, etc.

@Lynaire McGovern sub $100k properties are difficult to find in any town that people actually want to live in (yeah, you see plenty of them still in the middle of the dessert or mountains, but not in cities with booming communities).  

AirBNB has a substantial post-pandemic boom period but that surge has since come to an end.

I house hacked in Nashville for about a year and a half, which has been booming for the last 10 years, but Id be willing to bet you could make a house-hack work in Memphis, Chattanooga, Knoxville, etc.
