Newbie here- learning and growing - need connections

Hello everyone, I’ve always loved real estate investing, I got into the market back in the 2000 during the boom, ended up with 10 single family homes rental, which I sold short sale when the market plummeted. 
Frankly I had no idea what I was doing, because now as I’m reading books on RE, listening to podcast, and reading forums, I’m see all the mistakes I made.

1st. mistake is buying full price… 

2nd. mistake is trying to do the rehab by ourselves.
3rd. Mistake is not calculating cost, exp, vacancy etc. 

and the list goes on and on… 

Now I’m looking to re-enter the market with much more knowledge… I’m in the Atlanta area, and hoping to

Connect with other investors, to get some hands on, to see what they’re doing and to get some knowledge.

I’m thinking about doing a house-hack for my first property…  then build from there.
