My tenants (or their neighbors) pets leave poop throughout the property causing a smell and disgusting curb-side appeal.

I would like to try to be within a 30 minute drive to Disney to make it appeal to those who want to rent through Airbnb or something similar. 

Whether we are ordering from a tile supplier, or hiring a landscaper to spruce up the curb appeal on an upcoming new build.

Definitely the BRRRR model is appealing but I don't have a network in Memphis as my main investments are in California.

I know there will still be unknowns that cause fluctuations in income, but taking out the largest spikes seems to me a really appealing idea. 

I think as a new investor with full time job and 3 kids under 6 the sound of having a TK with management service all in one place sounds appealing, but like anything in life you need to do your due diligence!!

Kitchen reno/appliances, bathroom, new interior/ exterior paint, remove any fallen/dead trees next to the house and light landscaping to bring up curb appeal and your set.I would not follow a deal for that long and would spend time going after other properties unless its something that would be a long and short-term home run.

I've always been interested and investing, specifically the stock market, but have really become interested in REI recently due to the appeal of living rent-free, appreciation factor, and rental income...
