I do have a few ideas... 1- Try to do the work yourself, it would take longer but you get to learn and save money. 2- Get a small unsecured loan from a local bank or credit card company, it would still be a LOT cheaper than HML b/c of the points they charge. 3- Partner w/ a contractor and offer him more payment when property is sold.

@Don Konipol  I just talked to flyhomes.com its another WA start up.their deal is to turn the buyer into a cash buyer. you hirer them as a broker and they will write all cash offers for you.once the deal closes you buy the property back from them. they own the mortgage company..

I bought a property last year in WA  state and the lender failed to foreclose for 10 years.. and the lender just mailed the owner their deed I had never heard of that before I guess there is some statue of limitations as to when a mortgage or deed of trust needs to start an action once default has occurred.
