Shift maintenance costs of the mobile homes to them, and reduce vacancy rate since owners are stickier and when they do want to move will likely sell back to you at a bargain and you can put another owner in it.

My firm, we still charge on the % model to keep up with local competition but if the tide starts shifting further we'd consider moving to that model as I am sure most other Property Managers would as well.

I also spoke with a Silicon Valley firefighter thinking of moving to Sac not too long ago... they do looong work shifts, so it's not crazy to commute in to work and enjoy the higher quality of life while not at work.Rent growth is strong.

I recently moved back to Austin 2 years ago and wanted to grind working 2 jobs (full time overnight stocking at a grocery store, then working a part time shift afterwards at discount tire) and a side hustle (mowing lawns when I had free time) and literally working myself sick from lack of sleep.

I am okay with properties that cash-flow well that don't have the other two pieces (appreciation, value-add) but I think I want to research my market more because it seems like a short-sighted game plan not to have at least 2/3 as a contingency plan if you need to shift direction, course-correct, etc.
