@Evan Jarvis When I have looked up ceiling codes in the past it always comes up that minimum height is 7' for  Habitable space, hallways, bathrooms, toilet rooms, laundry rooms and portions of basements containing these spaces shall have a ceiling height of not lessthan 7 feet

We put in new flooring (carpet, laminate and tile), new paint, new stainless steel appliances, some siding, a new roof, new fence, new toilets, new exterior doors, new light fixtures and handles, new blinds, and lots of deferred maintenance and functional repairs.

So the original plan was to put up a wall in that bathroom to separate the toilet shower area for a master suite and make a small half bath for guests to use.

Certain things I might not need to pick out, but I can tell the contractor that I want the toilet to be dual flush and the shower taps to be chrome.Designers can make a great impact but can also be expensive.

Your property manager should be responsible for responding to emergencies at a moments notice (like water or gas leaks), and fixing issues (like plugged toilets, broken appliances, water heaters, or HVAC, etc.), holding your tenants accountable for regular maintenance (changing HVAC filters, lawn & yard maintenance, checking their smoke detectors regularly, etc.)

You Really need to sit down with a local real estate attorney, unless you want to be one of those people that buys a $300k house for $200k at an hoa foreclosure sale,thinking you have a good deal.......then find out the $300k mortgage stays with the property and they are now foreclosing on you, flushing your $200k down the toilet.
