Working with great contractors

So on one of my most recent flips that we are currently doing work on, we had a "small" miscommunication between myself and the contractor. 

The house is a 3bed 2 bath 1 car garage with the master upstairs. The Master has a full bathroom connected and also another door into the bath for guests upstairs to use. Thinking about that it didn't make much since for guests to need access to a full bathroom and most people like to have their own master suite they don't have to share with guests. So the original plan was to put up a wall in that bathroom to separate the toilet shower area for a master suite and make a small half bath for guests to use. Well those plans were in the original bid about 2 weeks before we purchased the property and the interior work started about 10 days after that, so almost a month had gone by before the interior work began. I went into the property to check things out and the full bath remained the same and a bathroom plumbed and piped for another 3/4 bath in the master closet..... I was definitely scratching my head at this point. I called the contractor and we chatted about the changes and what we originally spoke about. He did admit that he remembered the conversation we had about putting up a wall and said he would have it done right in 2 days. And he knocked it out of the park.

Needless to say I appreciate working with contractors that even when they screw something up they admit their mistake and make it right. That goes a long way. When putting together your power team for doing flips, the contractor can make or break a deal really quick. I had done a lot of work with this contractor before I ever had him start doing flip work for me so that helped. Make sure you build a great relationship with those on your team.
