I've got a property closing mid-August, so plenty of lead time, and it's a more or less light renovation, kitchen cabinets, some tile, a little bit of work on the bathrooms, etc (with the exception of some foundation stuff, luckily Rick above recommended someone for that already) and in Beacon Hill.

When a building has a bad reputation you need to go a little higher on finishes (hence the kitchen) to attract better tenants at turnoverDid you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

When I was purchasing out of state properties, the agent I worked with would often talk me out of properties based upon such things as proximity to soup kitchen.

I am currently fixing up the kitchen and bath which will get the price of the home up to $485k vs the $394k I paid.

I will follow up on more data to learn more about it, but just trying to do a simple thought prediction of what would happen to those developers that started Multi Family projects (Planning and Design - not construction) early 2020, allocated capital and financing and now struck with material and labor cost volatility.

Can you get folding tables to add to more seating or is the kitchen not big enough? 

I was a bit confused by this, since it's clearly built as four identical apartments - each with a matching layout and full kitchen plus a main entryway with a shared staircase.
