I assume an Assumption has the definition in TX as it has every where else....or is this just “common practice” to call it an assumption when it is a sub2?

This is where people get in trouble as it crosses the line of practicing real estate, which is illegal without a license.My suggestion....get your RE license, and proceed with wholesaling if that is what you'd like to do. 

I am unable practice any laws as real estate broker  so I have 3 attorneys that I use for various real estate issues. 

All work is to be completed in a workmanlike manner according to standard practices.

Most banks have it as an added requirement and it seems to have become an accepted industry practice.

I'd also recommend you get Evernote, or something similar, to copy and organize what you learn into "Best Practice" concepts, so you are ready to go when you arrive back in the US.  

As I am sure you are aware, I don't care for the practice and have seen quite a victims of them.
