Issuing Notices for Multiple Violations

If you have tenants who are violating multiple sections of their lease, would it be better to send one all-encompassing notice to comply, or one notice for each individual violation?  

Also, does anyone send a notice off fee assessment, or do you simply make a phone call? I have a fee that has gone unpaid by the tenant for several months, but am unsure how to address it. They are becoming increasingly difficult to deal with, and we are pretty certain there will be an eviction in our future. We just want to make sure we have our ducks in a row, since we are new Landlords.

State of Illinois, DeKalb County, for anyone who might be familiar with those particular laws. We do not live in that state ourselves.

In Illinois you must "Serve" a "10 Day Notice" and give the residents 10 days from the date of service to cure all breaches of the lease. IF they do not cure then you can begin eviction proceedings on the breaches.

For non-payment of rent a 5 day notice is served.

If your business entity is anything other than a sole proprietor, you must use an attorney in the eviction. If you don't have an attorney let me know and I can put you in touch with one.
