The 50 and 70% rules are great to get you going as to whether or not you dig deeper.

I think my strategy will start on wholesaling, until I can build up cash to delve into commercial units.  

I would like to partner up on a deal, or partner up for a deeper understanding of the process if anyone is willing.

It is this desire that has led me to delve into the world of real estate investing.I currently have 7 years of experience in GIS and five years working in Alabama Power Company's Corporate Real Estate department.

Ill defInitely look deeper into each of those things to see what works well.

Right now, I am cruising through the basics of real estate investing but in the coming months, I will start to dive into deeper subjects so please be patient if I reach out with a million questions. 

Not sure most of them care to get any deeper into real estate investing (like swinging hammers and such).

If you get problems after you have done your best to keep the water away then it's either a deeper compressible soil layer or the house was built half *** (usually this is the case).The engineer in me says "based on the pictures and information provided it appears that normal shifting and/or settlement of the foundation has occurred in the area of concern and further remediation/monitoring is required to reduce the potential of further subsidence" ect. ect...
