You have come to the right place...here you will find all the resources to get you going towards your investment goal. yes, market is hot right now, so finding a deal via MLS in Chicago north side is hard...but you can still find deals if you act early and not look where everyone else is looking...or find properties which need work, get them rehabbed and then refinance out...House hacking via FHA loan may also be a good idea.

Also, have your newsletter on hand at the open house to pass out.I have a ton of ideas if you would like more. 

Obviously, I don't have any numbers, this is just a general idea.

Hopefully market continues to rise while paying down principle with tenants money.I would appreciate any ideas or insight anyone has from seasoned investors.

.- My goal is to follow Scott Trench's ideas in Set for Life and hopefully rent a room for under $1200/month to save some extra cash and use it along with my current savings to buy and house hack a duplex/triplex/fourplex in 4-12 months in the Oakland/Emeryville area.- I consider myself very handy since I have renovated my entire house 99% by myself and pulled permits. 

At the time it sounded like a good idea. 

The idea being that the LLC becomes the landlord of the property.
