Need help to make a decision on my first deal- DEAL or not Deal?

This is a property that I put an offer on in Yukon. I am not considering property management. Got all the financial data in place.  I already did my due diligence on the property. Looking for an advise

I always hate this response- but- you are buying a job.  

When you don't make room for Managment and you are only clearing enough to basically pay a manager, I don't think this is a deal.  

The reason I hate this response is it doesn't take into account how much being in the game at any level matters. You will learn, get principal paydown and be able to network as an active investor   Sometimes these are more important than the numbers on a paper.

I'm in Shawnee and I look for at least twice these numbers.  I don't know if your market doesn't allow better deals so take my advice with a grain of salt.  I work with class C properties so I am looking for greater cash flow on my deals.  What is your goal with your first property? How much of your capital will this deal tie up?

I am always for getting started over just about anything else. If you have looked at 100+ deals and this is the best, give it a go!
