BP had an interesting article: https://www.biggerpockets.com/...The barrier to entry may be a little higher than the Ohio market, but having Casinos, the Gulf of Mexico, Keesler Air Force Base, the Seabee base, and Stennis Space Center make this more appealing to me than the other budget markets.

Even with that signed at least in Las Vegas it would still be hard for an agent to enforce it if you haven't spoken to each other in quite a while as well as that agent didn't show you the property.
