Not exactly a match since it does cover things like finding prospective tenants and auto-rent payments, I think it has value in more DIY landlording situations where you want to take over the functions of a property manager and save the fees.

@Teddi Tanitsky I definitely see the plus on umbrellas, the hard part is finding one, the ones I have talked to so far require you to either have the auto or home insurance with them prior to opening an umbrella. and the requirements around personal liability are higher than what I have currently. but I am all for someone else handling that litigation for me... not my area nor do I really want it to be.

The roof has leaked in two areas and the a/c units were installed incorrectly yrs ago, resulting in the drain getting clogged (no auto turn off switch-a/c was established without permit=smh) and the water intrusion caused mold to grow.
