Cleveland A+/B+ East Side Suburbs

I have lived in Moreland Hills almost my entire life. Who is investing in the surrounding cities and what strategies/niches are you using?

This is in reference to the following cities;

Moreland Hills, Orange, Pepper Pike, Gates Mills, Hunting Valley, Woodmere.

Solon, Glenwillow.

Beachwood, Lyndhurst.

Mayfield Heights, Mayfield.

Chagrin Falls, Bentleyville.

I haven't seen much talk of these cities on here. So this is an attempt to get conversation stirred up. Add any thoughts, comments, questions you might have.

 Hi Jason-

All excellent areas, the challenge is getting the rent ratio to work, in some of the cities mentioned it is harder to purchase properties with enough equity in the game to make something work from a buy & hold perspective. More often these areas tend to make more sense in a buy & flip strategy, however, keep in mind the capital allocation required typically for a project in the referenced areas is very large, you need to have a large enough arsenal to take on a project in these specific areas and as always real estate can be risky. 

If I had to consider breaking this grouping into (2) categories buy & flip and buy & hold:

Category 1:  (Buy & Flip)

Moreland Hills

Orange Village

Pepper Pike

Gates Mills

Hunting Valley

Solon

Beachwood

Mayfield Village

Chagrin Falls

Bentleyville

Category 2: (Buy & Hold)

Woodmere

Lyndhurst

Mayfield Heights

Glenwillow

This is my opinion, having completed a real estate project in 90% of the areas noted. Also, connect with @Tom Ott he is a licensed realtor, very familiar with the east side suburbs
