Wife is taking real estate license online courses.  

There are some good templates online, and more than likely the GC will have their own contract that they always use.If you do decide to go without an attorney make sure there are a few items on the contract regardless.

I am in Houston and I have completed my real estate course, online.

They always have lots of inventory online so you can look at what they have to get an idea what I'm talking about.

Hey gang ~ I'm still looking for good, solid ways to establish a value on a property without spending $300-$400 on an appraisal (which I've found to be as wildly inaccurate as Zillow's zestimates or eppraisal or any of the other online valuation sites!!).

Meetup is a good place to start online, look for REIA's, and Real estate investing clubs online in your local area.

. :) We have been looking at businesses for sale online, I have some small business management and accounting consulting experience so I have a pretty good idea of what it takes to run one. 

OK, so the EPA says anything above 4 picocuries is unsafe, any good inspector will run a minimum 4 day average, in the mot occupied part of the lowest level, including unfinished basements, near the sump pit is suspicious,   it does seem to be that more are positive today, but even 4 years ago, testing was not as common, i have a system in my personal home i installed because it was 11.5, in my finished basement, i have done them in rentals and flips for bring just above 4 as well, homes may test fine, and a few years later high, due to geologic shifting, i think the big issue is houses are tight today, old home have plenty of air exchange, and it wasn't a problem just my opinion though.
