I wonder if anybody has any data on this.I did a little more research and found that off-street parking can be waived in certain circumstances, and I believe mine may apply - there is a retaining wall between my backyard and the alleyway.

Everyone's circumstances vary, but I'm determined to quite my 9-5 and I know that having well rounded experience can only help me reach my goals faster.

Your state may take longer so you may just want to fine her and then ask her to leave or wait until the lease expires.Under no circumstances would I allow her to stay without a significant fine.

Can you share what are the circumstances that make you feel you need to take a legal route?

Circumstances:-our rental is an "A" property with strong history and reasonable cash flow. 

My bet is, no matter the outcome, this type of relationship between myself and the people in my properties, will only lead to positive outcomes in regards to the upkeep effort from my tenants and potentially other unforeseen benefits.

Your lender should be okay with this timeframe, as it is "reasonable" for the circumstances.
