If it's 2 baths and 2 beds you'll attract roommates.

You need the property to fit in a box, 2-4 bed, 1-2 bathrooms, X square feet, in a specific price point, built between 1960-2000, on a slab, block construction, priced between $100-$250, to get a return of X%.

For a buy and hold it's 1 to 2 bed room or duplex.My flips are 3 bed or larger.

I also realize many people mistake bed bugs for other things like fleas etc.
