House flip in Hanover PA anyone invest in this area?

Hello,

I have a co worker come into a investment property option (older family member wants to sell to get cash to pay for senior living facility) and wants to know how the market is in the area. I looked at rentometer and the area does not have high amount of rentals but average 1400. 4 bed 3 bath 2900 sq foot with pool. Comps are 215-280 with a lot less land. No updates have been done for a while will need about 20-30k reno including septic upgrade. There is Possible rental income from a family that want to immediately rent for a year or two. He is looking at a 150k offer, rent it out for a year or two then rehab and sell. Looking to see if anyone on here is a local realtor and has knowledge of the area for rentals and sales.  Near Moulstown rd N and Pine drive Hanover, PA 17331
