I'm watching so many videos on these topics but they all sort of assume one has more cash on hand to play with than I do.I don't really have the resources to invest out of state ( or enough knowledge about tax policy in other states), but CA is so expensive I feel like there is almost no sure thing I can do with this amount of money but I am so eager to get things moving.

@Thadeous Larkin, I agree with most of your assessment, the possible holes I was thinking of was the fact that the video was made in 2014, and the law was not passed until 2017, and the property was being operated as a VR since 2016. 

Which is where I have found myself taking notes on YouTube for the last six months, from videos created by Graham Stephan, Clayton Morris, Tom Krol, and many more.

I am just starting out with wholesaling and I have viewed so really awesome youtube videos to get me going.

Video tours are priceless and you may waste more time of yours and of people’s time since you’ll be taking calls of people who want to move in right away, but you’ll still find that person who is in the market to move in that certain time period.

I’m sure there are excellent resources online or YouTube videos that can make suggestions on how to get the biggest bang for the buck.

Strip clubs renting time slots to exotic dancers. ( Don't judge me, A girl has to pay off her student debt somehow !

I also have a drop slot in my building for checks, and allow tenants to drop the payment off at the bank if they want.
