When I am purchasing a property for myself, if I am not able to fully inspect the property, then I have to assume worst case scenario which is that it needs all new plumbing, and I budget for that and would reduce my offer accordingly.

I'm not able to do manual labor at the moment but I can learn to do research, analysis, and all the other necessary things an investor needs to know.

I am not able to find much when doing searches, basically looking to find my first one, anywhere from 5-32 units.  

When analyzing potential performance of any real estate investment it's important to consider the external costs of ownership, perhaps most notably, at least in a more remote area, particularly as a absentee or out of state investor is Property Management Costs.

Don't hire the giant property management companies and expect them to care about your handful of properties when they have much bigger fish to fry. 

I was willing to take on a difficult tenant situation that the seller was not able to.

But older houses will have an issue every now and then.And if they not addressed timely or if they are not able to reach the property manager they do what they "can do" ie pull the pin on the rents till they get it resolved.The difference to success in Detroit property ownership or any other City/State where you are a High Yield Landlord, is that you are not just an Investor, you have to run this as a Business and active management with good decision-making skills.All the best,
