I've gotten several banks to initially okay HELOC offerings at 70% of loan to value, however, I don't think HELOCs are the right vehicle for me for several reasons. 1) The rate is variable. 2) The term is normally shorter than a refi, 3) There may be an unexpected balloon payment if you're not watching the draw period closely.

I enjoy single family homes but would like to get involved with multi-family properties.

I just kinda watched it.  

Many real estate investors have been watching Blackstone since it began its buying spree of single family homes in 2011, turning thousands of foreclosures into rental properties.

But, my husband can handle a lot more stress than I can, so he would have a much higher tolerance level of nonsense, so in that case, enjoy the high returns if high handedness of the court system.

We really enjoy the outdoors; flying, boating, hunting, you name it.
