I'm from the Bay Area also looking to Sacramento - not into the rehab side as much (lack of time/expertise) but definitely into the buy & hold.Lots of folks here dealing in / working with that area that I'm sure will introduce themselves!

These are folks that fund 100% of your deal in some cases and split the profit with you at the end.

I recently connected with a DMV/Baltimore wholesaler, hired a real estate agent on elance.com for MLS listings, and contacted a few folks via craigslist.

A lot of good advice from the folks above.As with everyone else I am in agreement the Reserve Funds, Special Assessments, and mismanagement of association funds is the biggest financial risks.Next is the additional fees, app fees, move in/out fees, access card fees, background check fees, pet fees.
