New investor in Rockville, MD!

Hi everyone! My name's Jacquice. I'm 25, I live in Rockville and work in Bethesda as a Biologist. I'm also in school part-time getting my M.S. I really enjoy what I do, but I'm interested in real estate, too. Fix and flips, specifically. I spent a bunch of time and money last year researching and learning about wholesaling, rehabbing, rent-to-owns and different creative financing strategies

I'm originally from Baltimore City and have lived in the surrounding suburbs of the county. So I'm verrry familiar with that area. Which is annoying me because I'd prefer to do fix and flips nearer to me here in MoCo. ...but I'm so unfamiliar with the area...and it seems like it's just high income earners with great credit in single family homes/townhomes and great schools (which is awesome, but ya know lol). Or brand new developments. That's kind of intimidating for what I'm trying to do.

I recently connected with a DMV/Baltimore wholesaler, hired a real estate agent on elance.com for MLS listings, and contacted a few folks via craigslist. I'm trying to get a feel for where the deals are. If I find that there are more deals in the Baltimore area, I'm willing to make the drive. I do, anyway since my parents are still there :)

My next steps are to form either an LLC or S-Corp (still researching which) and form solid relationships with an agent, contractors and HMLers. I reallllly hope to buy a property before September is over.
