Funding for Apartment Complex

Hello folks,

           I've been going after my dream which is to own and operate an apartment complex. I know a few things about analyzing a commercial property value by the income it produces. My difficulties are in finding Investors whiling to go into the deal. It will make money but it is a buy and hold process which is the hings they don't want to do. Please help with your knowledge and experience thank you.

What I would do.

1. Write a business plan, it shows that you are professional and investors like business plans.

2. Could you fix up the place to refinance. Could you make interest payments for 18 months and then refinance to pay off the investor or investors. OPM, you use other peoples money and you control the asset

If the numbers don't work for that then maybe its not that great of a deal. The business plan would help you see the numbers and what you could do.
