Hi There, Many of my clients are foreigners (not Canadians but Europeans) who buy long-term rental in the states, I've been doing it for more than 20 years and specialized lenders for this scenario change every few years.Would you be comfortable sharing the terms you've been getting from those two companies?

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I work for a LTR PM company and have been getting about a call a day since November of STR owners wanting to go LTR, but many of the homes are too big for LTR or they don't want to get rid of the furniture.

Some of the bigger communities will pop up first but if you scroll down a bit, you’ll be able to find some smaller/independent companies.

However, I used a very good title company on one property, a company that had found issues prior to close in the past.  

Most times, if an appraisal is required, the client pays for it at the time the appraisal is ordered on a credit or debit card (see if your company has a secure way of requesting this from them)That's really going to be it in most cases.   

I went to the BPCON22 this past October and was introduced to both companies and wanted to give it a shot.

Is this price point too high for rehab companies, flippers ,etc?      

Are there any property management companies that would be willing to actually go out to the tenants residence before renting to them (of course I would be willing to pay extra for this.)

also the company is going to allow me to be a 1099 private contractor.
