Even if they're not professional tenants, if they're convinced you broke their dryer and they're the vindictive type they will cause trouble.

I've never had an issue like this arise before.What would stop this tenant or future tenants to say - "Hey, I lost $2 million dollars in medication in your fridge that broke down....give me my money" Because she is a good tenant, I am considering going ahead and reimbursing the food and the medication.

For fulfillment you can do it yourself to save money if you're broke, but ultimately if you want better response rates and focusing your time on value-add, then you'll want to outsource fulfillment to a shop that has economies of scale and can offer you great rates (see attached).
