I make sure all my places have dishwashers, main floor w/d hookups (you would be surprised how many women note this near the top of their list), clean working appliances, central heat and air, no carpet, dogs allowed (within reason, no cats I am allergic if they are not kept clean), off-street parking. 

I learned a few things while going through this process that I will keep in mind for future deals (much easier to get cosmetic repairs done with minimal surprises vs the bigger repairs due to being stationed overseas with the Military).  

I came upon an unexpected killer deal for a fix and flip that I really would like to get as mine and  my daughter's first deal, but I have to move quickly and don't have the funds for it.

You've closed just about every demographic there is so it's not surprising you're struggling to find applicants.No applicants on an available rental is almost 100% of the time price and/or location.

I like to have a predictable income/expenses and the heavy fee model is riddled with surprises 🤮I like having a PM because I effectively sacrifice no quality of life for having a rental.

Needing a new septic was quite a surprise --- in fact it needs everything new - but its a small place in a great quiet location - so we are learning a lot about a lot which will be super helpful in our next project.

The other surprising issue was that the top three elected positions in the state all went to the same party.

You'd be surprised at how many people have things that don't belong on their credit.

I'm not big on surprises and like to be well prepared for anything I set out to do.
