Pure buy and hold?

Could it be that I do have a private spring, but that in the past this huge Oak (5' behind my house with branches almost to the front of my house and thus roots as well) was drinking all of the water?

A refrigerator close to the door makes grabbing a drink or meat for the BBQ an easy task.

If I am looking at this deal purely based on numbers, you can definitely find some better.

This is purely a speculation play for equity.  

If you plan to pay out the cash (or if there is a risk of having to pay out the cash) within a year, then this is where that money should go.My "operating cash" relates to pure overhead.  

I saw that you're including your own rent savings, which is fair, but I'd also consider if the purchase would cash flow if it was purely a rental.

If any one knows of such a person I would love their contact info so that I might be able to reach out to them and at the very minimum have a cup of coffee, drink, or lunch to network.
