You have 7 days to locate an Off-Market Deal or GO TO JAIL!!

What would you do?????????

I read so many posts from people not being able to locate good off-market deals with numbers within the 70% Rule. But yet, there are those of us who consistently find deals that fit the rule every day. Sure, some could say its the market they're in, but there are BP'ers nationwide who are killing it in every market at locating deals that fit the 70% Rule. So, what makes us any different? How are we able to consistently locate deals that fit the numbers? Its not the locations, its the mindset.

If you went to court on Monday morning and the Judge told you that you have 7 days to locate an off-market deal that fits the 70% Rule or you were going to jail...what would you do?

  • Would you set around whining about not being able to find deals?
  • Would you start to make excuses that its your market?
  • Would you blame it on your lack of experience?
  • Would you blame it on the fact that you don't have money to advertise?
  • Would you think its because there's too many investors and wholesalers in your area?

Or the better question may be what "wouldn't" you do?

  • Would you wake up earlier and work later?
  • Would you follow up on every lead you've ever had?
  • Would you go knock on doors with FSBO signs?
  • Would you call every FSBO ad on Craigslist, Zillow, Etc.?
  • Would you go hand out business cards and talk to everyone you meet, asking if they know anyone?
  • Would you stop and talk to crews you see working on homes?
  • Would you write down every address of homes that you see that look empty, then look them up at the county's website to locate the owner, and cross reference to find their phone number, and call them?
  • Would you make an offer to every home owner you could talk to?

All of that list other then business cards can be accomplished for free, and business cards are the cheapest form of advertising.  I like to call business cards my "penny billboards" because if you buy 10,000 at a time they're only $0.01 each. Some counties also charge for online property search.

So if you would do all that to stay out of jail, why not do it to get ahead in life? Stop making excuses for why you can't, and start finding ways you can.
