@Robert Chaiton I can help answer your questions.1) The reason why lenders give low down-payment programs is because the buyer is making that property their primary residence.

You may also want to include a separate page with instructions for leaving the home clean and offering to refund their deposit within five days or something. 

I can tell you that their mentorship program is amazing and has helped me so much.

I think you misread the instructions or whoever wrote them was clueless.
