However, some may argue that if you focus on one geography (and niche) when you start, you set the groundwork for adding later and can really hone in your expertise.

Yes I have had some communication with the current property manager but I wanted to post in an online forum to get other person's expertise. 

Usually the property is priced too high and you don't have the market and negotiation expertise to deal with the intake on properties now which require strict systems.

I've participated in several private placements and MF syndicates in the area and was hoping to find other investors with interest and expertise in these deals. 

Honestly, I offer my professional wisdom and expertise, but rarely offer my personal opinion.Lastly...if you will have the heart of someone who's in it to help your customer meet their goals first, you will find great satisfaction in getting many referrals once they have purchased a home or multiple homes from you.
