All PMs are not created equal and to leave your investment in their hands before you know the ins and outs of the business is going to be tougher sledding than dealing with the occasional phone call.

If it were me in your situation, I'd find a cheaper duplex needing some elbow grease & have my sons doing occasional projects to improve the place while they lived there.

You're welcome to hang out at our Property Management company occasionally, or ride around to showings, and check out rehabs. 

Hello everyone here a BP,My name is J I'm a first time buyer looking at getting into buy and hold real estate and maybe there occasional flip thrown in for fun.

You have to set the expectation early and follow up on the work occasionally.

In Travis county I can imagine you may come across the occasional condo bought by a foreign citizen for their kid.  

CAREIA is pretty great, I've been having a wonderful time there networking and occasionally playing Cashflow.

I knew very little about real estate at the time, other than having an occasional comment from an uncle or aunt mentioning that some of the land that used to be farm land was now being built out as I grew up. 

That is a JOB and tough one.. some are lay downs some are Donnie brooks.. that space in my mind needs to have a lot of volume so you can throw the occasional bad one out with the bath water..
