First time buyer/ beginning invester

Hello everyone here a BP,

My name is J I'm a first time buyer looking at getting into buy and hold real estate and maybe there occasional flip thrown in for fun. So I'm pretty direct and brass tacks is that I have a 200k budget through a FHA loan with Washington or chenoa down payment assistance. Finding homes that for this in my area is almost impossible without moving to a class d neighborhood. I have another child on the way and am needing to live in this purchase. I thought maybe I could house hack but in my price range and my financing option limits what I can buy. I'm located in wonderful Pierce county Washington and would love almost anywhere and any state but I'm tied here because of my current job, I'm looking into moving up in my career but currently I'm a truck driver. If anyone has advise on this situation I would be very grateful.
