First post.I’ve been considering reaching out to usps, fedex, usps, and amazon delivery drivers at scale and recruiting them to be on the look out for distressed properties and offer them a finders fee if I wind up buying a property.

While I can see why ORHA's goal would be to aim for certainty in court my preference would be to have forms that deliver certainty in addition to some grey areas that may or may not result in additional benefits when court becomes necessary.

Many confuse that with the 3-day notice.Non-legal points:Uncertain of your method, but FedEx or other carrier is preferred over regular 1st class for making sure mail is delivered.

I sent forms several forms to my tenant (Execution Exemption Notice & Notice of Intent to Levy on Earnings, Judgement Debtor's Exemption Claim Notice, Affidavit of Judgement Debtor, and Earnings Execution Disclosure) and it has been 16 days and they did not respond in any way (and yes, I have confirmation of these items being delivered).I have decided to go after their bank account, as I have that information, and I am going to be getting a Writ of Execution.

If you receive insurable title and get title insurance you should be OK. this is common on auction dot bomb.. we buy a lot there.. you just make your offer sub too title insurance like any other transaction.sometimes they cant deliver title and they send your EM back.. we in most instances though will pay for our own title policy.. the companies they use while free are not the best..
