Foreclosure deed not recorded 90 days
I am watching a property in auction.com , the property is located in Pa . On auction.com s tithe report , it says grade of the title : d . Title not recorded 90 days , fc judgement 90 days , fc mortgage 90 days , pending county tax and junior mortgage, I am really interested in this property, is there anything I can chase to lender ( Wells Fargo ?) thanks

The bank has not yet recorded their deed and are trying to sell it. There is nothing wrong with that by itself. At settlement their deed would be recorded and then the deed for the new owner that buys if from the bank would be recorded.
Of course I don't know exactly what is happening but that is my guess. It is important that if you bid you understand the terms of the sale and what kind of title you will receive. If you receive insurable title and get title insurance you should be OK.
this is common on auction dot bomb.. we buy a lot there.. you just make your offer sub too title insurance like any other transaction.
sometimes they cant deliver title and they send your EM back.. we in most instances though will pay for our own title policy.. the companies they use while free are not the best.. I would not want to rely on them for a claim ..
