Anyone watching Windy City Flip

Another HGTV show.  Anyone watching.  Do the Chicago folks know the team or have seen the work.  I watched an episode where they were rehabbing a 4 unit rental in Lincoln Park.  They are delivering a fully leased property fully furnished.  Not a bad strategy.  It is high end but I question some of upgrades.  Is Lincoln Park all that?

Yes, I am watching and yes Lincoln park is all that. Furnished is not the norm here but since she was looking to rent it and sell it, I think she wanted the highest rent numbers she could get for cap rate purposes.

She does very good work and her finished projects are very nice. She has a reputation here for taking a long time to do projects and being very disruptive to neighbors. You can see in the episodes how they seem to be finding the deal in one spring, working through the summer and into fall and winter and finishing in nice weather again.

Hassle with neighbors kind of comes with the territory though when you do major rehabs and your neighbors are 5 feet or less from you on each side. Everyone hates when a house is being built or renovated on their street. Stirs up the rats!
