I also uploaded the necessary LBP and Radon Disclosures.  

While you can use generic forms, to include the AAR standard form, there are many disclosures you will need to provide to the seller to ensure the transaction goes off in a legal and effective manner.

(It's also likely in the property disclosure, but if not, get it in writing.) 

There really is nothing Virginia specific you need to include except the required Virginia Seller Disclosures. 

My disclosure is if I hook you up with any of them and you were to buy a property, I could make a referral fee from that.

I don't see it on the MLS.About Todd - Disclosure- I have not done the research yet.  

Not even with California's soft, weird, and over the top disclosure laws would disclosing neighbors parties, or low conventional appraisals make any sense..
