I bring the 770 account up because it allowed me to lock in a base at 4% compounding annual-variable-rate on the funds I sourced from my IRA account and it allows me to make unquestioned loans on the cash balance (I had a significant lump sum which required a policy rider to keep the amount of insurance purchased at a minimum while making as much cash value available to me to borrow against.

Smaller landlords can be more flexible on their criteria [or don't screen at all], whereas usually the owner of the management company will lock the employees in to a specific decision tree to avoid FHA suits.

You need a real estate agent that is willing to show you 10 houses to sell you a house that you buy for $60,000 (maybe one that will give you the code to the lock box...not that I ever found that guy).   

You dont want to sign a commercial lease and get locked into a 2-3yr lease and then things dont work out in 9 months.
