Its my first project and I am not experienced with the process so I am trying to start small.

I knew that was a possibility, I just wasn't sure that I wanted to deal with any zoning complexities and large rehab projects right off the bat.  

I currently teach so, I am looking for creative ways to build capital to start my first project.  

I have worked on a lot of projects in my time but never one specifically like this so I am thankful for any advice.
