@Dave Madoch Without knowing your price range, areas that you're most likely to find affordable multi-families within the shaded portion of this map are towards the west(Logan Square, Avondale, Irving Park, Albany Park) and North(Lincoln Square, Edgewater, and Rogers Park).  

From what I've seen and read, if you can get close to the 1% rule in Western WA while staying in the Greater Seattle area, that's pretty good.
