What tip I can share... depending on your potential tenant... if you can get into a property that is in Legacy high school district in Broomfield, that is a very good start (I've had no problem renting out my properties in that area and for a reasonable premium).

The local "mid-range" homes in the cities with top rated schools generally sell over asking price.If your calculations are good and account for all issues, asking price isn't all that relevant.

I also stay away from downtown Brantford as that is either student rentals or otherwise the school zone is not that good so you won't get the long term nice families (yes there are exceptions I know) but that is my take on this market.

Consider how many of those students such as grad students are working to pay their way through school versus the kids in the big complexes whose parents are most likely paying the rent.
