Couple lessons: Choose your partner wisely and be on the same page throughout.

I have been remodeling houses for a few years now, and I want to find networking opportunities around my area so that I may begin investing wisely. 

There is an old Persian saying:    He who knows that he knows is wise and should be heeded.   

And, be picky about your final choice, both financially and stability-wise: Don't be desperate for the next tenant. 

For my first big purchase I can agree that it would probably not be wise for me to invest out of state & instead somewhere that I’d actually live in within the state.

Notice the word SUCCESSFUL, that is where you need to do your research on who is crushing it sales wise in your area and take it from there.Not only will you get more leads by being a part of a team like this, but you will be exposed to a lot more transaction situations which you will learn a great deal from.

Would it be wise to maybe have an Engineer/Contractor sign a letter explaining that both professions are similar and within the same industry?

But really I would have to walk away from something that didn't make sense $$ wise. 

I would everyone to give me there opinion on these question below.Legal wise what would be the best way to make sure everyone is help accountable for the investment properties?
