What platforms do you currently use to manage your lead gen. and what challenges do you have with your current system?

My mentor gave me a list of about 70 target houses in the area, which I have since door knocked and dropped off fliers.I figure the process of finding a ripe deal has a basic system.

As I have yet to start that research and plan on starting the investment in the next few months, what are some of you best practices for automation and systems for screening and payments of tenants as well as managing once rented.

Thanks to BP member Johann Jells, I just came across the Saniflo system http://www.saniflo.com/  Does anyone on here have experience installing/using these? 

First, the bank has denied turning the water on for inspection or allowing me to pay for the cost to activate the water.

What it tells me is that now is not the time to buy and you should consider selling marginal properties and focus in building your cash and systems for the next housing downturn where you’ll be able to find 2% properties.

I want to get into a system where I train the tenants to understand that increases are apart of the equation.

@Frankie Suarez, There's plenty of ways to be discreet and still chum the waters. 

I haven't run into a house yet that over time didn't require a new roof, water heater, AC Unit, have vacancies, etc, etc.
