@Michelle R., the 45 day list needs to be a specific identification. 

I’m 99% sure you had to sign a document 3 days before closing saying you had seen and read the cc&r’s.

I agree with @Aaron R. and @Ian Tudor that they asking price seems high at first glance, but its hard to say without more details and it does include a 4plex, which skews the total price.
