If you were going to put 20 units on 2 acres there would have to be another method of dealing with the waste.Also, drilling a well for that much use may trigger some water usage regulation concerning the water table.

You might touch on the quality issues as a smaller home with more features will fall in the average price as does the larger plain jane.

The amount you pay for the property has absolutely nothing to do with your quality as a landlord or the quality of the tenant you will accept to stay in that property.

As Jon H mentioned, normally these percentages will only work in lower-priced rentals which unfortunately also means lower quality rentals, sometimes even ghetto type properties.

Best marketing methods I have used involve a sign on the property and word of mouth advertising of other tenants, friends & family.
