If there are any other introverted investors out there who don't care for door-knocking and cold-calling, in what ways do you find/obtain motivated seller leads; outside of paid marketing efforts?

I have been strongly considering obtaining services such as PATLive, Podio, and a VA.

I currently have a 4 unit that I used my va home loan entitlement to obtain back in 2012.

The sourcing has definitely shifted to off-market deals obtained through direct mail and other direct-to-seller methods. 

I am looking into different ways of obtaining a Real Estate Agent License in the state of IL (I live in Chicago).  

I plan on obtaining a PO Box because the last thing I want is angry property owner at my house.

If you have to obtain it then require he pay the premium.

Where can one obtain a directory of individuals who have applications for grant money for raising capital for doing deals in real estate. 

I wanted a property that would provide comparable cash flow or more, but with most of it covered by depreciation. to obtain the cash I wanted, I went for a couple nice C properties.
