I'll defer to the judgement of more experienced syndicators, but it looks okay to me.  

Landlords in most states have a difficult time collecting judgements as most tenants lack attachable assets. 

I've replaced some subfloor due to really bad urine soaked boards, the Kilz / Bin primer so use your best judgement on that.. 

Because of the hard money loan, rain delays, flea delays, we are actually very tight on this.

Not only is this not a scam, but it's a great strategy for selling...and buying, for an investor.On another note, I would be very careful before jumping to judgement and calling out "scam" .

It's super easy to armchair quarterback what a PM does on a day-to-day basis and at some point you have to let them make those judgements and do their jobs.

However, what is the judgement call based on?

So is the final judgement a number that has any reference to my purchase?
