I spoke to Tenant 1 on the phone who had a story about Tenant 2 being newer to the country (long story about background, lack of education, lack of credit, etc.)

I don't want to do section 8 as I've heard many crazy stories. 

Long story short, they both have benefits, and it really is up to what is more attractive to you in your stage of investing.

Heard some concerning stories about turnkey providers providing very poor properties that are just "lipstick on a pig?"

So maybe I can't get pSF but I'm thinking about adding 600-800 sqft second story. 

That is a story fit for reality tv!
